What: Parker Flats at Gage School

The Neighborhood: The three buildings that make up the Parker Flats condominiums are on the corner of 2nd and V streets, Northwest, in DC’s LeDroit Park neighborhood. The streets nearby are lined with restored rowhouses and Victorian homes. Within walking distance are the Big Bear Cafe and the Howard Theater, which is currently being restored. The U Street Metro station is about a mile away.
Building History: The Gage School, a public elementary school built in 1904, was named after Nathaniel Parker Gage, a beloved DC principal and school administrator. The building sat vacant for 30 years after the school closed in the 1970s. In 2004, Howard University sold the school to Urban Realty Advisors, which has since restored the abandoned school and added two new buildings to the site. Traces of the original school remain, such as stone engravings that read “Boys” and “Girls” above the entryways in the courtyard and cast-iron steps in the stairwells.
Prices: About 60 percent of the 92 condos in the development have sold. Prices for one-bedroom units start at $286,000; one-bedrooms with dens start at $314,000; and two-bedroom units range from $342,000 to $409,000.
Inside Each Unit: You’ll find open kitchens with granite countertops, stainless-steel appliances, maple cabinets, and hardwood floors in the living areas and kitchens. Some units come with 14-foot ceilings, balconies, or terraces.
Amenities: The building has a fitness room, courtyard, underground garage, and storage rooms. Parking spaces go for $30,000; storage units for $4,500.
